A public hearing will be held before the Town of Victor Zoning Board of Appeals on Monday, May 20, 2024, at 7:00 p.m. at the Victor Town Hall, 85 East Main Street, Victor, NY to consider the following applications.
SMITH, 421 CR 9, seeking an Area Variance to allow an existing 4.082-acre parcel to be subdivided into 3 total residential lots whereas Town of Victor Height and Area Requirements only allow for 2 based on acreage. The parcel lies within the Residential 2 Zoning District and is in the B (.5 units/acre) Density Overlay District and is owned by Kelly Smith.
LITE COMS, 7321 SR 251, seeking an Area Variance to allow a reduction in the front building setback. The Light Industrial District regulations require a minimum 80-foot front building setback however, Route 96/251 Overlay District regulations §211-27.1F.(2)(e) require the front building setback to be 25% of the lot depth if greater than 80 feet. 7321 State Route 96 has a lot depth of 1056 feet and a minimum front setback requirement of 264 feet. The applicant is requesting the front setback be reduced to 175 feet. The parcel is owned by 7321 Victor Mendon, LLC.
